Community


What exactly is a build-for-rent community?
Unlike traditional apartment complexes, Verge was specifically designed as a collection of standalone rental homes. Each residence features private outdoor spaces, premium finishes, and thoughtful layouts created for renters who want the homeownership experience without the maintenance responsibilities.
How is this different from a typical apartment community?
BFR (build for rent) communities offer more space, private yards, and detached or semi-detached homes—while still including shared amenities and responsive management. It’s the thrill of home ownership without the responsibility!
Who handles maintenance?
Our professional, on-site maintenance team takes care of all service requests—big or small. Emergency maintenance is available 24/7.
Is the community gated?
Yes, our community is gated with private access controls! Having guests over? You can grant them access through our smart-technology all from the comfort of your home.
What amenities are available to residents?
Amenities include a resort-style pool w/ spa, well equipped fitness center, dog park w/ dog wash, clubhouse w/ Hspace, playgrounds, and nearby walking trails.
Are there community events or resident programs?
Yes! We regularly host events and offer lifestyle programming to build a strong community atmosphere. It’s one of our core values here at VERGE.
What is your Pet Policy?
100lb Weight Limit (per unit). All required documentation, such as; photo, vaccination records, etc. are to be supplied at the time the animal is acquired. All pets must have a photo ID on record with the management office along with up-to-date vaccinations within the last 1 year. Breed restrictions include the following: Pit Bulls, Rottweilers, Chows, Doberman Pinschers, Akitas, German Shepherds, Dalmatians, or any breeds mixed with the previous listed.
What are the parking options at Verge?
Each home comes with an assigned covered or uncovered parking space. Select homes also have private garages available for an additional monthly fee. Plus, Verge offers EV charging stations for residents to use as needed.

Homes


When will homes be ready for move-in?
Verge homes will be available starting August 2025 and throughout early 2026. We’re accepting applications now for priority placement and early move-in opportunities. Prospective renters are also allowed to reserve homes that may be available at a later date.
Do your homes offer any “smart” features?
Yes! We not only offer smart thermostats but smart access entry control as well which can be controlled from your smartphone!
Are yards or outdoor spaces included?
Yes! Most homes come with private fenced-in backyards and covered patios. Select homes have covered patios and balconies in lieu of a yard.
Is it true that your homes have doggy doors?
Yes! Almost all homes have a dedicated doggy door to the backyard. We believe that your pets should have easy access in and out too!
Is there a garage or covered parking?
Select homes include attached garages. All homes have designated parking spaces (covered and uncovered options).
Do the homes come furnished?
No, all homes are unfurnished, but we do partner with exquisite furniture rental companies if needed. You will also have the option to purchase furniture from select partners and have it set-up for you prior to move-in.

Utilities


Are utilities included in the rent?
No, utilities are billed separately. Residents are responsible for setting up and paying for electric, water, sewer, trash, and other applicable services. Electric is paid directly to the provider. All other utilities are billed as RUBS on your resident ledger.
What is RUBS?
RUBS (Ratio Utility Billing System) is a method of billing where utility costs are divided among residents based on occupancy or square footage.
Are the homes energy-efficient?
Yes, our homes are built to modern energy codes and include efficient HVAC systems, LED lighting, and dual-pane windows to help reduce utility costs.
Is Wi-Fi included?
Yes! Within your technology fee you’re provided with 1GB speed internet. Each home is setup with wifi capabilities at the time you move-in. No setup required! No renting and returning modems! We’ve got you covered.
Can I set up autopay for utilities?
Yes, utilities billed through our portal can be set to autopay along with your rent for added convenience.

Application & Leasing


Can I tour a home at Verge?
Absolutely! We offer multiple tour options to fit your schedule and comfort level. You’re welcome to walk through our fully furnished one-bedroom model home on-site, schedule an agent-led tour, opt for a self-guided visit, or request a virtual tour via FaceTime or another video call platform. Let us know what works best for you!
What lease lengths do you offer?
We currently offer 12–14 month leases during our opening phase. We’re also exploring shorter-term options—reach out to our on-site team to learn what’s available.
